IPD™ records what was visibly present and how the space was configured at the time of capture. It does not automatically interpret why a condition exists.
Why Establish a Baseline
Interior conditions change. The record should remain usable.
Occupancy, maintenance, renovation, tenant turnover, repairs, and ordinary use change interiors. A dated IPD™ record makes it possible to see what was documented before those changes.
Existing-condition baseline
Document what was visibly present before work, occupancy, transfer, or another event.
Before renovation or contractor work
Preserve finishes, rooms, fixtures, ceilings, walls, and floors before they are altered.
After completed work
Create a later visual record of the same interior areas when a repeat cycle is authorized.

What IPD™ is and is not
IPD™ is existing-condition interior documentation and a structured visual property record.
Unless separately authorized, IPD™ is not:
- A home inspection or building-code inspection
- An engineering or structural evaluation
- An environmental assessment or appraisal
- An insurance coverage determination or claim adjustment
- A cause-and-origin investigation
- A warranty determination
